What data is synchronised with Airbnb?

For Airbnb there are 2 types of sync when connecting your property:

  1. Limited Sync

  2. Sync everything / Full Sync

Limited Sync

Synchronises:

  • Availability

  • Rates

  • Minimum Stay

  • Damage deposit*

  • Same day booking cut-off*

  • Fees & Taxes* Taxes are synced depending on the location of the property. Learn more about it in this Airbnb article.

  • Extra guest price* (Airbnb does not expect Extra guest price to vary by seasons. Hence, Rental Ninja calculates the average Extra guest price from all seasons and shares only one value with Airbnb).

  • Long stay discounts*

  • Last minute discounts*

* automatically synced with initial connection when pushing the property from Rental Ninja. In case of changes applied after the initial sync & in case of mapping a property with Airbnb, these items are not pushed. Thus, for mapping + extra updates, the updates need to be triggered manually. Follow the steps indicated for manual updates below in this article.

Sync Everything - Full Sync

Synchronises:

  • All that is synced with limited sync

  • Basic info of the property (name, sleeps, address, location, licence number)

  • Content details of the property

  • Check-in/out times

  • Photos

  • Amenities

  • Cancellation policy (if property defined is selected in the distribution center)

How to change from limited sync to full sync?

  1. Make sure that the following listing's details are correctly filled in Rental Ninja:

  • All Basic Info

  • Content: Description + Terms & Conditions are mandatory. The rest is recommended.

  • Guest Info: Check-in/out times + Check-in place are mandatory. The rest is optional.

  • Amenities: at least 5 value adding amenities are required + the amount of beds must be equal to the max. sleeps indicated in the Basic info of the listing.

  • Rates / Upsells: Base rate + cancellation policy is mandatory. The rest is highly recommended.

  • Pictures: at least 10 pictures are mandatory. More is recommended

  • Legal: Mandatory to fill in all required data

  1. Go to the Distribution Center - Airbnb: search for a listing > Manage > Sync Everything > Save This is to be done for each property separately.

Note! If step 1 is not completed successfully, you will have sync issues after changing to full sync.

How to manually trigger a listing update for an Airbnb listing?

  1. Go to Distribution - Airbnb

  2. Search for the listing

  3. Hover over the 3 small dots next to the listing " ··· "

  4. Click on "Update listing content" This is always done on Rental level. The information will usually be updated within a time frame of less than 30 minutes.

    Note! If on limited sync: a manual listing update will update all limited sync details & the default availability window (365 days). It will NOT update images, descriptions, amenities, room compositions, property name & type, max sleeps, licence details.

What data is NOT synced with Airbnb?

  • Property size & floor number

  • Down Payment

  • Payment methods

  • Terms & Conditions

  • Rental Ninja does NOT sync any value with Airbnb's Preparation time before arrival & Maximum Stay

IMPORTANT Notes:

  • Rates & Availability & Min. Stays are synchronised instantly. Note that this does NOT include Fees, Taxes, Extra guest price, discounts, damage deposits nor the same day booking cut off.

  • When in Full sync: updates (not considering Rates, Availability & min.stay) are pushed every 4 hours to the channels. It means your updates should be visible on Airbnb within the next 24 hours, depending on the channel's processing time.

  • In case the update is unsuccessful, you will see an update error in the Booking.com Property Settings.

  • Damage Deposit is synced with Airbnb, but it is only shown as information to the guest when booking. It is NOT automatically added to the Booking in Rental Ninja, nor will it be automatically requested to the guest.

  • When connecting through a Channel Manager: most accounts automatically are assigned the Host Only Fees by Airbnb. Only some users - depending on their location - may opt for the Airbnb Split Commission. Learn more about this in this Airbnb article.

  • Currency: Rental Ninja sends prices to Airbnb in the same currency as it is set in Rental Ninja. Bookings are received in the same currency as the one Rental Ninja sends. In case the currency of your property in Rental Ninja does not match the one in Airbnb, Rental Ninja will convert the pricing. In very rare cases (for the least popular currencies), Airbnb applies a currency conversion fee (3%).

  • Currency: if you operate in a rare currency. Verify that Airbnb supports it before connecting, otherwise you'll receive an error.

  • Cancellation policy applied is the one chosen in the Distribution Center - Account setting.

  • Pet policy. For a proper sync, please ensure that you have selected the right amenity: If pets are accepted, add " Pets are welcome ". If pets are NOT accepted, add " No pets allowed " or do not add any pet related amenity. If pets are accepted, you must additionally add one of the amenities that indicate the max amount of pets you can host " Max X pets allowed "

  • The Availability window is ALWAYS send as 365 days to Airbnb; the availability window set in Rental Ninja itself is NOT sent to Airbnb.

  • Availability window: when mapping a property in limited sync. Rental Ninja will NOT overwrite the availability window already in Airbnb. If instead, you do want to overwrite it, you mush do a manual listing update.

  • The Essentials amenity is strongly recommended as it will influence the positioning of your listing on Airbnb's page.

  • Discounts set directly in Airbnb will be overwritten by the content sync from Rental Ninja. New listing promotions, however, can be set directly in Airbnb.
