Smart Pricing Configuration Guide
This guide provides step-by-step instructions on configuring Smart Pricing to optimize your rental rates efficiently. You’ll learn how to:

Configuring Smart Pricing Parameters
Define Nightly rates, Minimum Nightly Rate, and Maximum Nightly Rate
Set the Extra Guest Price
Adjust the suggested Pricing Strategies based on the following parameters:
Base Price
Weekend Strategies
Seasonality Strategies
Last Minute Discounts
Bookings
Previewing and Applying Calculated Prices
Review the Preview of Calculated Prices which does not consider availability
Click Save Rates to apply the calculated prices
Calendar Rates
After applying Smart Pricing, navigate to the Calendar Rates section:
The calendar will display the results of the applied pricing strategies
You can see the prices in a color range
You can make manual adjustments to prices by clicking on the desired date and entering an amount
Seasonality
Although Smart Pricing does not have built-in seasonality, you can define your own season periods:
Go to the Rates and Upsells section
Click on the Seasonality tab
Replace the existing season with one that works for you
Define the Period, Minimum Stay, and Extra Guest Price for each season
If the Extra Guest Price applies throughout all seasons, you can define it in the main section
Availability
You can further refine your pricing by configuring Availability:
Go to the Availability section
Set an Absolute Minimum Stay
Set an Availability Window
Optionally, define a Maximum Stay and enable Optimize Gaps in Between Bookings
Long Stays
You can define specific pricing for long stays:
Go to the Availability section
Set Long Stay Counts
These counts will apply on top of the minimum stays but will not override them
