Auto-Replenishment on Booking.com

What is Auto-Replenish?

Auto-replenishment is a Booking.com setting that automatically puts a room or unit's dates back up for sale immediately after a reservation is cancelled — without you having to make any manual changes. It exists to help maximize your visibility and sales by minimizing the time a date sits unsold after a cancellation.

What it does

When enabled/triggered, Booking.com puts the freed-up date back on sale directly on its own calendar, independent of your PMS or channel manager. It does this without waiting for — or informing — your channel manager first.

How it's activated

It's turned on by default for all new Booking.com partners — no setup needed.

How it's deactivated

Contact your Booking.com support team directly to deactivate.
On the other hand, IF NOT working with any channel manager yet, you should be able to modify it yourself. In the Booking.com extranet: Rates & Availability (or Calendar & Pricing) → Calendar → settings icon (⋮) / Availability settings → toggle Auto-Replenishment / Reopen Closed Rooms.
As before: Booking.com's extranet layout shifts over time, so confirm the exact path in the current Partner Hub or with your Booking.com Market Manager if it doesn't match.

How it affects cancellations

With it on: a cancellation immediately reopens those dates for sale on Booking.com — before your channel manager has had a chance to sync anything.
With it off: cancelled dates stay closed on Booking.com until your channel manager (Rental Ninja) explicitly reopens them based on your actual calendar.

Where the channel-manager friction actually comes from

Rental Ninja keeps your availability synced in real time across all connected channels. But because Booking.com's auto-replenishment acts unilaterally — reopening dates on its own side the instant a cancellation happens, without telling Rental Ninja first — there's a brief window where Booking.com's calendar can show a date as available when it shouldn't be. If another booking (from a different channel, a direct booking, or a deliberate block) is placed for that same date before Rental Ninja's next sync catches up, it can result in a double booking.

Our recommendation:

turn off auto-replenishment for your properties using the steps above. This removes the root cause of this specific sync conflict and gives Rental Ninja full control over reopening dates based on your actual calendar. If you notice a date reopened unexpectedly right after a cancellation, this is almost always the cause — reach out to us and we'll help you check whether it's settings issue or genuine Booking.com-side replenishment.
